Kitchen
A comprehensive range of styles are available through Howdens Joinery Aberdare. A kitchen designer at Howdens will go through the range with the purchaser together with the choice of appliances, worktops and the 100mm upstands. As standard, each kitchen will come with the following appliances:- Gas Hob, Electric single oven, Chimney style cooker hood. Please note kitchens can only be installed to customer specification after the exchange of contracts and the signing off of the kitchen design.
Bathroom
Roca supply all Sanitary ware. The purchaser is not able to make choices of these items or supply their own. Suites are to be in white with chrome fittings. All en-suites are to have shower cubicles. While all bathrooms will have baths only. Electric showers can be installed above baths at an additional cost.
Tiling
Bathroom walls in detached houses will be tiled floor to ceiling. Semi-detached houses will have half wall tiling as standard in bathrooms as well as full wall tiling in shower areas. Cloakrooms will have a splashback tiled over the sink. The purchaser is given the option of choosing tiles from our range of Porcelanosa panels at the show room. Floor tiling can be fitted at an additional cost and these tile choices can also be made at the show home.
Internal Finishes
All walls to be in soft emulsion with white ceilings. All woodwork to be in white gloss finish. Stairs to have stained handrail with gloss spindles. Ceilings to be skimmed throughout. Coving throughout the ground floor only. All doors to be four panel white colonist with chrome fittings.
Architrave and Skirting’s
Ogee 5 inch mdf skirting board to downstairs. 4inch pencil round mdf skirting to upstairs. 3inch Ogee mdf architrave throughout.
Electrics
Electrics to be installed to electrical layout. Any changes to electrics position can be made if contracts have exchanged or the cost to carry out the work is paid up front. Requested changes can are able to take place if 1st fix electrics have not been carried out. Alarms to be fitted as standard to every House type.
TV and Telephone Points
TV points fitted to Lounge, All bedrooms apart from the last bedroom. Telephone points fitted to Lounge and last bedroom.
Wardrobes
As standard, 2 fitted wardrobes will be fitted to each property. They will have 2 white colonist doors, a shelf with a rail attached to the underside.
Central Heating
‘Worcester’ brand gas fired boilers are used in every plot. A thermostat to the ground floor and thermostatic radiators are fitted as standard.
External
All windows to be fitted are white U-pvc style. Front doors are GRP style with brass furniture. Doorbell as standard. A lantern is fitted as standard to the front door and sensor light to rear patio door. 6ft featheredge fencing is used to surround the rear and side garden with brick screen walls in key locations, refer to the sales team for these details. Front gardens to be top soiled and turfed. Back gardens to be slabbed and top soiled only, with turf available at an extra cost. Garages to have Georgian style doors. Outside taps are an optional extra.

Customer Specification Sheet
All purchasers are to complete a customer specification sheet. This information is to completed and returned to Davies Homes as soon as possible. Delay in completing this form may result in requested alterations and upgrades being unavaiable. All alterations and upgrades are at the discretion of Davies Homes.
Warranty
All our homes come with a 10 year NHBC Buildmark Warranty The purchaser of a Davies home should not under any circumstances enter the building site. Building and construction sites are hazardous places, therefore to ensure the safety of the general public Davies Homes sites are accessible only to Davies Homes employees and contractors. If the purchaser wishes to enter the site, they must first speak to the Bidmead Cook and Williams to book a site meeting with a Bidmead Cook & Williams representative. The site visits will be accepted or declined on a case by case basis.
